The Ponds is a young suburb with young gardens. Most blocks here sit between 300 and 450 square metres, the turf went down at handover, and the gardens are now old enough that whatever was planted has either taken off or given up.
Small yards still need doing properly, and Frank prices them accordingly rather than applying a minimum call-out built for a quarter-acre block.
Handover turf that never got edged. Most lawns here started as a slab of buffalo laid at completion. Ten-odd years on, the ones that were never edged in have crept across paths and driveways and into the garden beds. Cutting a clean edge back in is the single biggest visual improvement on a Ponds front yard.
Very little room to move. Side access is often under a metre, gates are narrow, and there's frequently no rear lane. It means everything — mower in, green waste out — goes through the same tight run. Frank works around it rather than charging surprise access fees.
A lot of rentals, and a lot of inspections. The Ponds has a high proportion of tenanted homes, which means routine inspections and end-of-lease deadlines. Getting a yard presentable before an inspection is a regular request and can usually be scheduled quickly if there's notice.

Yes. Small Ponds yards are quick, and the quote reflects that. What is not worth it is paying a big-block minimum for twenty minutes of work, which is why Frank quotes on the actual job from photos.
My side gate is very narrow. Can you still get in?
Almost always. Include a photo of the side access with your other photos and Frank will confirm before booking rather than turning up and finding out.
Can you do an end-of-lease garden clean-up before my final inspection?
Yes — that's a common job in The Ponds. Lawn cut and edged, beds weeded, paths blown down and green waste removed so the outdoor areas present properly. Give as much notice as you can before the inspection date.
My lawn has grown over the driveway edge. Can that be fixed?
Yes, and it makes a bigger difference than people expect. Cutting the edge back in properly is a one-off job, then keeping it that way is part of a normal mow.
